House rewiring in Los Angeles
A lot of LA housing went up between the 1920s and the 1960s. The wiring in those walls was never meant for today's loads, and some of it is a fire risk. We replace it room by room or whole house, add grounded outlets and the circuits you're missing, and leave patch-ready openings for your drywall person.

How it goes
- 1
Call
Tell us the age of the house and what you've noticed.
- 2
Walk-through and quote
We open a few boxes, look in the attic, and write up what has to go and what can stay. Price in writing.
- 3
Permit
Rewires are permitted and inspected twice, at rough-in and at the end. Standard single-family rewires qualify for LADBS express permitting.
- 4
The work
Room by room, so you keep power in the rest of the house. Whole-house jobs are scheduled around you.
- 5
Inspection and close-out
Rough inspection before the walls close, final when it's done. You get labeled circuits.
Permits and inspections
Rewiring is permitted work. In the City of Los Angeles, LADBS inspects the rough wiring before the walls are closed and again at the end. Standard single-family rewires are on the express list, so the permit is issued online. Other cities (Anaheim, Glendale, Burbank, Long Beach) have their own departments. We pull the permit under our license.
If the rewire adds enough load, or the panel is a fuse box, the panel gets replaced in the same project. That brings the utility in for a meter spot and a release. See the panel upgrade page.
How long it takes
A few rooms or a kitchen can be a couple of days. A whole house is usually one to two weeks of electrical work, plus patching and paint by your finisher. We give you a schedule after we see the house, not before.
What moves the price
Written quote after we've looked in the walls. What moves it:
- Square footage and the number of rooms
- Whether we can get in through the attic and crawl space, or have to open walls
- Plaster and lath versus drywall
- The number of circuits and outlets you want when it's done
- Whether the panel gets replaced too
- Subpanels for a garage, addition or ADU
- Living in the house during the work versus a vacant house
Partial rewires are real. If the kitchen and the bath are the problem, we'll quote those and tell you honestly whether the rest can wait.
Permitted work
Recent rewiring
In 2024 we permitted and finished a full rewire with a new 100A subpanel on a home in Anaheim. It passed both the rough and the final inspection.

All service areasQuestions people ask us
Is knob-and-tube wiring illegal in California?
No, but it's ungrounded, it can't be buried in insulation, and many insurers won't write a policy with it. If you have it, it's a question of when, not whether.
Do I have to move out?
Usually not. We rewire a room or a zone at a time and keep power on elsewhere. A vacant house is faster, but it's not required.
Will you damage my walls?
We fish wire through the attic and crawl space wherever we can. Where we have to open a wall, we keep the cuts small and leave them patch-ready. Patching and paint are by your finisher, or we can refer one.
Can I just swap the two-prong outlets for three-prong ones?
Not legally without a ground. A GFCI outlet labeled 'no equipment ground' is allowed as a stopgap, but it doesn't protect electronics. A real ground means new wire to that outlet.
Do you rewire houses in Orange County and the Valley?
Yes. The Anaheim rewire above is one. We work across LA County, Orange County, the San Fernando Valley, Santa Clarita, the Antelope Valley and the edge of the Inland Empire.
Does a rewire need a permit?
Yes, and two inspections. We don't do unpermitted rewires.
