What we see in Anaheim homes

Anaheim's housing came in waves. The older neighborhoods near downtown and the Colony were built before the war; the big tracts west and south went up in the 1950s and 60s around Disneyland; Anaheim Hills came later, in the 70s and 80s. The median home was built around 1973, and about 40% of the housing dates from 1940 to 1969.

The 1950s and 60s tracts are where we see the most work: 100A panels (Zinsco and Federal Pacific are common), aluminum branch wiring in some late-60s homes, ungrounded outlets, and room additions wired off whatever circuit was nearby. Anaheim Hills homes are newer but were built with 100A to 150A service that now carries AC, pool equipment and a charger.

What we do most here: whole-house and partial rewires, panel upgrades, EV chargers, and subpanels for garages and ADUs.

Permits and Anaheim Public Utilities

Anaheim issues its own permits through the Building Division, and it has online permits for single-family EV charger installs and panel upgrades. An EV charger permit in Anaheim needs a load calculation showing the service can take it; we prepare that. Rewires are inspected at rough-in and final.

Anaheim is not SCE. The city owns its electric utility, Anaheim Public Utilities. If a panel upgrade changes the service, APU issues a meter spot report before the work and releases the service after inspection. APU has also offered rebates to its residential customers for Level 2 chargers and for panel upgrades tied to a charger; the amounts and dates change, so ask us what's open.

Fullerton, Orange, Garden Grove and Buena Park are SCE territory with their own city permit counters.

Questions from this area

Is Anaheim SCE or something else?

Anaheim Public Utilities, city-owned. It's a different process from SCE for service upgrades, and it has its own rebates.

Do I need a permit to add an EV charger in Anaheim?

Yes. The City has an online permit for it, and it asks for a load calculation. We handle both.

My late-60s house has aluminum wiring. Is that a rewire?

Not always. Aluminum branch wiring can be made safe with the right connectors at every device, or replaced. We'll look and tell you which makes sense.

How long does it take you to get to Anaheim?

We're in Mid-City LA; Anaheim is about 30 miles down the 5. We schedule OC jobs together and give you a real window.
