What we see in Orange County homes

North and central Orange County (Anaheim, Fullerton, Garden Grove, Santa Ana, Westminster, Buena Park) was built out in the 1950s and 60s. The median Anaheim home dates to 1973, and 40% of its housing is from 1940 to 1969. South county (Irvine, Mission Viejo, Lake Forest) is newer, 1970s to 2000s, and mostly HOA.

In the older cities: 100A panels, Zinsco and Federal Pacific, aluminum branch wiring in late-60s tracts, ungrounded outlets and additions wired off the nearest circuit. In the newer HOA communities the panels are fine, but there's no 240V in the garage, and the HOA wants a licensed contractor and a permit for the charger.

Permits and utilities in Orange County

Every OC city issues its own permits. Anaheim has online permits for chargers and panels and its own city utility, Anaheim Public Utilities. Everywhere else the utility is SCE: a meter spot before a service upgrade, a release after the city inspects. SCE has run rebates for panel upgrades tied to EV charging; programs change, so ask us what's open.

Questions from this area

Do you serve south Orange County?

Yes, but north and central OC is where most of our OC work is. Call with the address and we'll tell you honestly.

My HOA needs a licensed contractor for the charger. Are you one?

Yes. C-10 #1102592, bonded and insured. We'll give the HOA what it asks for.

Is panel work different in OC?

Same code, the California Electrical Code. Different permit counters, and a different utility in Anaheim. We handle all of it.
