What we see in Mid-City homes
Mid-City, West Adams and the neighborhoods around them were built out in the 1920s and 1930s: Spanish, Craftsman, Tudor and cottage houses, plus fourplexes and courtyard apartments from the same years. The median home here was built around 1930, and half the housing stock is older than 1950.
That shows up in the walls. We regularly find knob-and-tube and cloth-covered wire still live, 60A fuse boxes or 100A panels feeding houses that now run central air, an induction range and an EV, ungrounded two-prong outlets, and Zinsco or Federal Pacific panels from mid-century 'upgrades'. Duplexes and fourplexes often have a meter bank that's original to the building.
The jobs we do most here: 200A and 400A panel upgrades to make room for an ADU or a charger, partial and whole-house rewires, and emergency calls for breakers that won't hold.
Permits and LADWP in Mid-City
Mid-City is in the City of Los Angeles, so permits go through LADBS. The Metro office downtown covers this area. Standard single-family panel upgrades, EV chargers and rewires are on the LADBS Express Permit list, so we can usually pull the permit online the same day.
The utility is LADWP. For a panel or service upgrade, LADWP sends a field representative to approve the meter location before the work (a free meter spot) and releases the service after LADBS inspects. LADWP's 2026 standards expect new residential panels to accept an overhead or underground feed up to 400A, and we quote panels that meet that. LADWP also runs the Charge Up L.A.! rebate for home EV chargers.

Questions from this area
How close are you, really?
Our base is in the 90016 ZIP. For most of Mid-City, West Adams and Culver City we're minutes away in normal traffic. We'll tell you the real time when you call.
My 1920s house has knob-and-tube. Do I have to rewire everything?
Not always at once. We'll show you what's still live, what's been spliced into, and what an insurer will care about. Partial rewires by zone are common here.
Can I add an EV charger to a 1930s house?
Usually yes, often with a panel upgrade first. We check the panel and the service drop. LADWP's rebate can help with the charger.
Do you do fourplexes and small apartment buildings?
Yes. Meter banks, house panels, unit panels, common-area lighting. See the commercial page.
