Permits and code
Swapping a fixture doesn't need a permit. Adding circuits, recessed lights in a new ceiling, or outdoor lighting on new runs does. California's Title 24 energy rules require high-efficacy (LED) fixtures and, in some rooms, specific controls on new installs. We pick fixtures that pass so the inspector doesn't send you shopping again.
How long it takes
A fixture swap is an hour or two. A room of recessed lights is usually a day. Whole-house layouts and outdoor runs are scheduled after we see the site.
What moves the price
Written quote after we look. What changes it:
- The number of fixtures and switches
- Attic access versus opening ceilings
- Plaster versus drywall
- Fixtures we supply versus ones you've already bought
- New circuits, or dimmers that need a neutral at the switch
- Outdoor runs: trenching, conduit, weatherproofing
If you've already bought fixtures, send us the model numbers. We'll tell you before install day if any won't work with your dimmers.

All service areasQuestions people ask us
Can you add recessed lights without tearing up the ceiling?
Usually, if there's attic access above. We use remodel-style cans that clamp into a cut hole and fish the wire. No attic means a few small openings.
Why do my LEDs flicker on the dimmer?
The dimmer is probably an old incandescent model. LEDs need a compatible dimmer, and some need a neutral at the switch. We'll match them.
Do I need a permit for outdoor lighting?
If it adds a circuit or runs new wire outside, yes. Plugging in low-voltage landscape lights, no.
Can you install a ceiling fan where there's just a light?
Yes, with a fan-rated box. The existing box usually isn't rated for the weight.
Do you do commercial and garage lighting?
Yes. Shops, studios, detail garages, warehouses. See the commercial page.
